House purchase surveys are recommended by almost all mortgage lenders, architects and water authorities.
Investing in a house purchase survey is essential to provide an idea of the state of the drainage. A property with bad drainage can be costly and cause significant problems in the long run, including emergency call outs, blockages and even flooding of the property.
We recommend a house purchase survey prior to any property purchase. As a reputable independent drainage company we offer house surveys and can advise and recommend solutions to any problems discovered. We can also perform surveys to prove or disprove another drainage report you may have if you feel that it is not entirely accurate.
Just Surveys Limited does not push for costly remedial works. We always advise the client on the cheapest and most efficient way of relaying drainage.

Whilst undertaking a property survey we can perform a tank inspection survey at no extra cost to identify any issues you may have with a septic tank.
Please note that to perform a tank inspection the septic must be empty.

Sonde and trace is utilised by attaching a sonde to our push rod cameras, crawler cameras or drain rods to trace it from the surface using a signal receiver. This allows us to accurately trace the line below ground. This is very beneficial for plotting the drainage onto scaled plans and for locating where remedial works are required. If required, we can mark up on the ground where the line runs too or where a connection or a collapsed pipe is.
Dye Testing:
Dye testing is used to prove connections that drop in blind or where you cannot otherwise CCTV survey (for example: partially collapsed pipe where CCTV equipment will not pass). Using a combination of surveying and dye testing we can accurately map out all the drainage belonging to the property. Drain dye, as seen in the picture below, is taken to all surveys.
Confined Space Surveying:
Just Surveys Limited staff are all trained in confined space entry. Unlike most other drainage firms we do not charge extra for this, however, we must be notified prior to the day of the visit to ensure we take the correct equipment.
Common Issues encountered:
Root infiltration:
Root infiltration is a problem we have encountered many times before, roots find their way into the drainage and this can cause huge trouble for drainage. The roots once inside the drainage can cause anything from severe structural damage to trapping debris in the line and causing blockages. House purchase surveys will highlight any issues such as this. We offer a root cutting service which is ideal at removing roots from a drain run.
Heavy rainfall and flooding:
Heavy rainfall and flooding can be bad for properties without the sufficient drainage in place to drain the water from the property. During heavy rainfall and flooding there is an increased chance of subsidence (the motion of a surface shifting downwards) which can cause problems with drainage such as fractured pipes and displaced joints. This can cause structural issues as well as lead to blockages. A CCTV survey will highlight any fractures or displaced joints.
Environmental issues:
There are many environmental issues faced with drainage and the primary one is the connections into the wrong type of drainage. A key example of this is extensions where plumbing is needed or DIY jobs. Connecting the wrong type of waste to the wrong system is a big environmental concern. For example; sink waste discharging into a storm water drain.
